Inner London Group secures major sale to Estuary Housing Association

Inner London Group are pleased to announce the sale of two of their developments to Estuary Housing Association. The developments at North St. Barking and Roneo Corner, Romford were sold in a £25 million deal that will deliver 172 affordable apartments as part of the two mixed use developments.

Construction is already underway with the apartments due for completion in 2011.

ILG have retained the commercial space of both developments.

ILG announce first Care Home development

Havering Council grant planning for Roneo Corner site

Havering Borough Council granted ILG planning permission for its Roneo Corner development at their October Committee meeting. The 8 storey building will include 121 residential apartments, circa 38,000 sq.ft. of healthcare and associated offices and 5,000 sq.ft. of restaurant space as well as ancillary car parking for all elements of the scheme.

Planning granted for Sutton Square

Inner London Group's planning application for their Sutton Square development in Sutton Rd. Southend-on-Sea was approved at a meeting of the Development Control Committee on 19/07/07. Planning was granted for the development of a part three, part four, part five storey building of 66 apartments with private balconies. ILG see this successful application as a first step towards the major regeneration of this part of Southend-on-Sea and are delighted that the planning process has been successfully completed.

Site adjacent to Sutton Square

ILG have acquired Maywald Properties Ltd. thus obtaining the freehold of 285 Sutton Rd. which is adjacent to ILG's Sutton Square development. The half acre site is fully tenanted and is seen as an investment with the potential of providing a second phase to Sutton Square in the future.

2006 Extremely successful for ILG

ILG have reported an extremely successful 2006 and go into 2007 with a number of sites about to commence construction and several more reaching the final planning application stages.
7 sites are currently under ILG ownership with a total sales value of circa £150 million. A further 10 sites are being negotiated that have the potential to add further sales in the region of £300 million.
ILG are actively in the market for further development sites as well as investment opportunities.

At the Barking & Dagenham planning committee meeting held on the 29th November 2005, the Inner London Group was granted planning permission for their latest development, Kings Reach in North St. Barking.

The planning committee approved ILG’s plans for an 8 storey building comprising a mix of 79 one and two bedroom apartments all with balconies. The apartments will be constructed above an 8000 sq. ft. ground floor private healthcare facility.

Construction is expected to start in May 2006 with a 12 month completion date set thereafter.

Following on from the September sale of ILG’s previous development, Bridge Point in Havering to the Swan Housing Group, Kings Reach has been pre-sold to Tower Homes Ltd.

Swan Housing Group acquire Bridge Point

The Inner London Group (ILG) has successfully completed the sale of its 41 apartment Bridge Point development to the Swan Housing Group.

The innovative £5m scheme in Hornchurch, Essex had been developed using modern methods of construction in the form of modular build and was specifically designed for local keyworkers in the healthcare sector.

The building is the largest of its kind in the South East and has proved so popular that residents were moved in immediately on the day of handover.

A spokesperson for Swan Housing Group commented that “Swan were delighted with the levels of cooperation and commitment shown by ILG in the development of this scheme”, whilst a Swan Accommodation Officer was “very impressed with the quality and size of the apartments” and thought that the kitchens and bathrooms “are of really good design for this type of development”.

Bridge Point is the first of many such developments that ILG is constructing in partnership with Housing Associations and these 41 apartments are the first of some 300 that will be completed within the next two years.

Working primarily within the Thames Gateway and the Olympic Zone, ILG are passionate about the provision of affordable homes and are constantly looking for sites that are suitable for the ILG method of construction.

BRIDGE POINT LAUNCHES WITH HIGH LEVEL APPROVAL

Bridge Point, the revolutionary new modular housing development for key workers in Hornchurch (Essex) was opened on Monday 18 July by Canda Smith, Head of Urban Design and Sustainable Buildings at the Office of the Deputy Prime Minister (ODPM).

Canda Smith said: “I am very pleased to open this innovative development which is providing good quality homes for keyworkers while helping us to meet the brown field development targets. I am also delighted that Inner London Group will continue to use this modular building technique on other sites as it is a highly efficient way of delivering new homes”

With 41 apartments Bridge Point is the largest key worker development in London and the south east. They are all earmarked for nurses and junior doctors. Bridge Point is a remarkable building because it was completed in less than six months using modular building techniques. Normal build time on a project of this size would be 15 months.

Mark Farrier, a partner in the Inner London Group, commented: “When we went into the project we believed that modular technology would save time and money and allow for high quality design and build, and this has proved to be correct. Modular build is simply quicker than traditional build, which obviously converts to cost savings and less expensive housing. It’s also planner friendly, as well as environmentally friendly. The net result is a stunning housing development to serve the needs of key workers in our local community.”

The event was attended by the Right Honorable Angela Watkinson, MP for Upminster and the Right Honorable Andrew Rosindell MP for Romford along with the leader of the Havering council Michael White. They were joined by senior councilors, including Alby Tebbutt, Eric Munday and Eileen and Ivor Cameron.

Bridge Point launch, 18th July

Inner London Group held a launch day on Monday 18th July to celebrate the successful development of Bridge Point. This innovative three storey building has been constructed in 31 weeks using the very latest modular construction techniques and is designed to accommodate local keyworkers employed in the healthcare sector.

The event was attended by Andrew Rosindell M.P for Romford and Angela Watkinson M.P for Upminster. Others dignitaries included, Michael White, Leader of Havering Council, leading councillors Alby Tebbutt, Eric Munday and councillors Eilleen and Ivor Cameron from Havering's planning committee.

In total over 70 people attended the launch with representatives from several major Housing Associations being amongst the guests.

Bridge Point was officially opened by Canda Smith from the ODPM who was deputising for Richard McCarthy who had been called away on ministerial business.

A full contingent of press were present with representations from national, local and trade publications. BBC Radio London also carried coverage of the event.

Richard McCarthy to open Bridge Point

Bridge Point will be launched on Monday July 18th 2005 at 1pm. At a function to be attended by local dignitaries, M.P's, housing associations and the press, Mr Richard McCarthy, Director General of Sustainable Communities at the Office of the Deputy Prime Minister will declare Bridge Point officially open.

It is expected that local keyworkers will begin moving into the brand new apartments at Bridge Point in early August.

Module delivery complete

The final module has been delivered to Bridge Point, completing the second floor and thus establishing the full scale of the building. Brickwork has commenced and is progressing rapidly along with the early stages of the roof.

The entire building has gone from foundations to being fully completed as far as modules are concerned within 1 month.

Completion is due for the beginning of July.

The remaining modules needed to complete the first floor at Bridge Point were craned into position today. The development is now taking shape and a "show apartment" has been established on the ground floor that will soon be ready for viewing.

Bridge Point, Inner London Group's exiting new keyworker development in Hornchurch, today received delivery of the first of its modules. The modules, of which two will form a one bedroom apartment, were delivered to site direct from the modular manufacturer based in Bristol.

The modules form the structure of the building and it is expected that all three floors will be complete within 1 month.
